Protect Your Most Valuable Asset from the Top Down

In Southwest Florida, your roof faces relentless UV radiation, heavy tropical downpours, high winds, and soaring attic heat. Many roofing issues start silently—a cracked tile underlayment, a sun-baked rubber pipe boot, or a blocked valley—long before water drips through your ceiling.

At Kirkey Roofing, we believe proactive maintenance and honest diagnostics are the best defense against expensive surprises. Driven by our Repair-First promise, our thorough roof evaluations provide plain-English answers and high-resolution photo proof so you know the exact condition of your roof—with zero high-pressure sales tactics.

Comprehensive Inspection & Maintenance Services

Regular evaluations and simple preventative care can add years of life to your existing roofing system.

Comprehensive Kirkey Roof Evaluation

Our full-time technicians conduct a systematic multi-point assessment covering your surface materials, transitions, flashings, drainage, and attic ventilation. You receive a complete visual Kirkey Integrity Report featuring clear photo documentation of every finding.

Preventative Maintenance & Water Flow Care

Water must flow off your roof as quickly and efficiently as possible. We inspect critical drainage pathways, clear debris dams from valleys, check gutter discharge zones, and evaluate overhanging tree branches that drop organic debris or scratch roof surfaces.

Pre-Storm Readiness & Post-Storm Assessments

Before hurricane season begins each June, a professional evaluation confirms your flashing, ridge caps, and underlayments are secure. Following a severe storm, we provide honest visual proof to help you determine if minor maintenance or an insurance claim is needed.

Essential Seal & Fastener Upgrades

Small wear items fail long before your main roofing materials do. Replacing them on schedule is the single cheapest way to keep water out of your home.

  • Pipe Boots & Flashings: Florida sun degrades rubber plumbing vent boots every 5 to 8 years. Replacing worn boots prevents hidden attic leaks.
  • Metal Roof Screws & Washers: On exposed-fastener metal roofs, neoprene sealing washers dry out and crack under UV exposure every 8 to 10 years. Replacing compromised fasteners restores a watertight seal.
  • Tile Mortar & Sealants: We inspect and touch up deteriorated mortar caps and sealant joints around wall intersections and chimneys.

What We Inspect: Material-Specific Diagnostics

Different roofing materials fail in different ways under Florida’s harsh climate. Our full-time specialists apply tailored diagnostic methods for every system.

  • Concrete Tile Systems: We look beyond surface tiles for slipped or cracked pieces, deteriorated valley underlayment, blocked drainage channels, and failing mortar beds.
  • Asphalt Shingle Systems: We check for granule loss in gutters, lifted or curling edges, loose fasteners, damaged starter strips, and cracked pipe boot seals.
  • Metal Roofing Systems: We inspect standing seam locking joints, panel alignment, coastal corrosion points, ridge vent seals, and fastener washer integrity.
  • Flat & Low-Slope Roofs: We evaluate seam adhesion, membrane punctures, flashings around lanais and additions, and areas prone to ponding water.

I submitted Kirkey's online form on a weekend requesting someone to inspect all of the vents on my roof. That same day I had an appointment scheduled for Josh to come out in a few days. He inspected the roof and provided pictures that showed all of the vents were okay except for the four gooseneck vents which were rusted badly. Josh provided me with a great quote to replace those four vents that I accepted without any pressure. They were replaced within a week and pictures were provided to me of the old vents being removed and the new vents being installed. Everyone at Kirkey with whom I had contact was professional, courteous and helpful. This is a first-class company that I highly recommend for any of your roofing needs.

We don’t usually write reviews but when you find a company that provides excellent customer service and workmanship it should be noted. From the time sales rep Dustin fully explained the process and details and throughout the whole installation in which our project manager Chris kept us informed step by step to the final inspection, everything went great. The workmanship performed by the crew was excellent. True craftsmanship. We received recommendations from neighbors who had similar excellent experiences and we are happy to be able to pass ours along as well.

It finally rained in Venice, Florida late last month and as you can guess, the leaky roof arrived immediately after. I contacted Linda Hughes the Field Coordinator at Kirkey Roofing. She stopped by that afternoon, identified the leak/issue and 4 days later, Rubin arrived to perform the repairs. This is incredible customer service that we have come to expect from Kirkey Roofing. This is our 3rd roof repair with Kirkey Roofing and all repairs have gone extremely well. Thanks Linda and Rubin, you two are the best.

Responded quickly when I contacted them. The inspector did a very thorough inspection both on the roof and in the attic. The job was quickly scheduled, and the repairs were done as scheduled and with no surprise extra costs.

We had our entire barrel tile roof replaced by Kirkrey Roofing in July 2026. We were fully impressed with their service. Dustin went over the contact with us and fully explained the entire process answering all our questions and addressed all of our concerns from signing the contract to receiving the Uniform Mitigation Verification Form. Work began on the date promised with Field Coordinator Chris managing the work and advising use of its progression. The roof was completed as scheduled at the contracted price. Kirkrey’s price was more than competitive in the bidding. We highly recommend them as a roofing contractor. Sal and Mary Fontana.

Frequently Asked Questions

We recommend a professional roof evaluation at least once a year (ideally in the spring before hurricane season begins) and immediately following any major severe weather event. Regular check-ups catch small issues like sun-baked pipe boots or loose tiles before heavy summer rains cause interior damage.

Our comprehensive assessment includes an exterior inspection of your primary roofing materials, flashings, ridge caps, valleys, wall transitions, plumbing vent boots, and gutter discharge areas. We also evaluate attic ventilation and look for signs of moisture intrusion—delivering a clear photo report of our findings.

While you can spot obvious issues like missing shingles or fallen tiles from the ground, many critical vulnerabilities—such as cracked underlayment, deteriorating sealant, or loose fastener washers—are impossible to see without walking the roof. For your safety and complete accuracy, we recommend letting our trained, fully insured professionals handle roof inspections.

The most important maintenance a homeowner can perform is keeping gutters clean, ensuring downspouts discharge water away from the foundation, and trimming tree branches at least 6 feet away from the roofline to prevent shade moisture, debris accumulation, and animal access.
