Helping You Understand the Roofing Process

Getting a new roof, or even a careful repair, involves more moving pieces than most people expect. Someone has to line up the right people, the materials, the permits, and the weather, and keep you posted while your house is still your house. We have been doing that since 1951, and we talk you through it as we go.

It always starts with a look at the roof. A Kirkey Roof Advisor comes to the house, takes photos, and tells you what we are seeing.

If you only need a minor repair, we can sometimes take care of it right then. Other times we will set a time for a roof technician to come back and do the work properly. If the roof needs more than a repair, we will show you why, talk through a replacement, and give you a firm price for the work we agreed on. There is no deposit on standard jobs.

Working With You From Start to Finish

Five phases, in the order they actually happen on your property.

Phase 1. Pre-Start Planning

Once you are ready to move forward, we walk the property with you, share a tentative timeline, and lock the start date. We apply for the county permits and record the notice of commencement so the job is set up the right way before anyone arrives.

Phase 2. Site Preparation and Protection

The crew’s first job is taking care of the house. We cover the driveway, protect windows, garage doors, and air conditioning units, cover the pool if you have one, and look after the landscaping. Then the work on the roof can start.

Phase 3. Roof Removal, Repair, and Agreed Upgrades

We take off the old roofing and replace rotted sheathing and fascia as we find it. If your agreement includes flashing replacement, additional attic insulation, or any other code upgrades, that work happens here. We keep weather protection on site if a storm moves in.

Phase 4. Roof Installation

Underlayment goes down first, so the house stays protected. We inspect flashings and replace them as needed, including counter flashing or stucco repairs when those are in the agreement. County inspections happen when they are required.

Then the covering goes on, whether that is concrete tile, shingle, metal, or a flat system. The jobsite is cleaned every day, including a magnet sweep for stray nails.

Phase 5. Final Clean-Up and Inspection

We clean and re-nail loose gutters, do a final quality check, and walk the finished roof with you. On a full replacement, the Kirkey Integrity Check photo package — taken before, during, and after the job — is part of that walk-through.

I submitted Kirkey's online form on a weekend requesting someone to inspect all of the vents on my roof. That same day I had an appointment scheduled for Josh to come out in a few days. He inspected the roof and provided pictures that showed all of the vents were okay except for the four gooseneck vents which were rusted badly. Josh provided me with a great quote to replace those four vents that I accepted without any pressure. They were replaced within a week and pictures were provided to me of the old vents being removed and the new vents being installed. Everyone at Kirkey with whom I had contact was professional, courteous and helpful. This is a first-class company that I highly recommend for any of your roofing needs.

If you need any roofing repairs I can recommend Kirkey Roofing, they did an excellent job on our roof, and cleaned up the yard as soon as they finished. You can't go wrong with them.

It finally rained in Venice, Florida late last month and as you can guess, the leaky roof arrived immediately after. I contacted Linda Hughes the Field Coordinator at Kirkey Roofing. She stopped by that afternoon, identified the leak/issue and 4 days later, Rubin arrived to perform the repairs. This is incredible customer service that we have come to expect from Kirkey Roofing. We had our entire barrel tile roof replaced by Kirkrey Roofing in July 2026. We were fully impressed with their service. Dustin went over the contact with us and fully explained the entire process answering all our questions and addressed all of our concerns from signing the contract to receiving the Uniform Mitigation Verification Form. Work began on the date promised with Field Coordinator Chris managing the work and advising use of its progression. The roof was completed as scheduled at the contracted price. Kirkrey’s price was more than competitive in the bidding. We highly recommend them as a roofing contractor. Sal and Mary Fontana.

Frequently Asked Questions

Not usually, as long as the work is on the outside of the house. We will tell you if a day needs you there, like the final walk-through.

A small repair can happen on the first visit, or on a return trip that we schedule with you. A full replacement depends on the size of the roof, the system, permits, and the weather. Your Advisor will give you a timeline when you sign, not a guess over the phone.

That is not how we like to work. If a leak is bad, we move it up on the schedule so a full-time Kirkey crew can make a lasting repair. During an active job, we keep weather protection on site if a storm comes through.
